A Fire Fighting Pump Room (or Pump House) is the "heart" of a building's fire protection infrastructure. Its primary purpose is to ensure that water is delivered at the high pressure and volume required to suppress fires when the municipal supply or gravity tanks alone are insufficient. 

1. Key Components

A standard pump room typically houses three distinct types of pumps and their supporting systems: 

Main Fire Pump (Electric): The primary pump that provides the required water flow and pressure during an emergency.

Standby/Backup Pump (Diesel): A secondary pump—often diesel-powered—that ensures the system functions even if electrical power fails or the main pump malfunctions.

Jockey Pump: A small, low-capacity pump that maintains static pressure in the pipes to compensate for minor leaks, preventing the main pumps from starting unnecessarily.

Control Panels: Dedicated controllers for each pump that monitor system pressure and automate start/stop sequences.

Valves & Instrumentation: Includes Check Valves (prevent backflow), Gate Valves (isolation), and pressure gauges. 

2. Design & Location Requirements

According to international standards like NFPA 20 and local codes such as the National Building Code (NBC), several criteria must be met: 

Access: Must be easily accessible from the exterior or via a fire-rated corridor.

Fire Rating: The room must be separated from the rest of the building by walls with at least a 2-hour fire resistance rating.

Environment: Temperatures must be maintained above 4C (40F) to prevent freezing and ensure diesel engines start reliably.

Ventilation: Essential for removing heat and exhaust fumes, especially if diesel engines are present.

Drainage: The floor must be sloped toward floor drains to prevent water accumulation from leaks or testing. 

3. Operational Sequence

The system is designed for a staggered automatic start based on pressure drops: 

Minor Leak: The Jockey Pump starts to restore pressure.

Fire Event (Sprinkler/Hydrant Open): Pressure drops rapidly; the Main Electric Pump starts.

Power/Main Failure: The Diesel Standby Pump starts automatically.
Note: While pumps often start automatically, they usually require a manual stop to ensure firefighting operations are only halted by authorized personnel. 

4. Maintenance Basics

Regular testing is mandatory to ensure reliability: 

Weekly: Start the diesel engine and run it for approximately 10 minutes.

Annual Flow Test: Conduct a full flow test to compare current performance against the pump’s original performance curve.
